There is one figure that returns every year with the same consistency as summer visitors, and it continues to surprise: Formentera is the most expensive municipality in Spain for residential property prices. Not simply one of the country’s most exclusive destinations. The most expensive overall, and consistently so, for years.

This is more than just a striking property market statistic. It reflects a combination of structural factors — limited supply, strict planning restrictions, sustained international demand and an island whose physical size cannot expand — that make the Formentera property market unique in Spain and across Europe. Understanding these forces helps explain why buying property in Formentera, even at high prices, continues to be regarded by many buyers as a defensible long-term investment.

The Figures: How Much Does Property in Formentera Cost Today?

In July 2025, the average asking price for residential property in Formentera stood at €9,251 per square metre, representing an increase of 1.95% compared with July 2024, when the figure was €9,074/m². The highest level recorded over the previous two years came in October 2024, at €10,394/m².

To put these figures into context, the provincial average for the Balearic Islands stood at €5,331/m², only slightly more than half the Formentera figure. Andratx, in Mallorca, the second most expensive municipality in the Balearics, reached €9,608/m², followed by Calvià at €7,575/m². Formentera is the only area in Spain to remain consistently above €9,000/m².

Current Asking Prices: What Is on the Market Today?

Average prices conceal a very wide range. On Idealista, the active property listings for Formentera in June 2026 included 99 homes for sale, with asking prices starting from €320,000 for apartments and rising to more than €7 million for high-end villas. The 18 properties listed specifically as villas started at €1.8 million.

The range in price per square metre is equally broad: from €9,038/m² for a 260 m² house to €27,588/m² for another property. This variation reflects a market in which location, views, access to the sea and the presence of a tourist rental licence can have a decisive impact on a property’s final value.

Why Are Property Prices in Formentera So High? The Structural Factors

Understanding the Formentera real estate market starts with one fact that does not change: the island covers just 83 km², it cannot expand, and planning regulations place strict limits on new construction. This creates a structural imbalance between supply and demand that no economic cycle has managed to reverse for any lasting period.

Physically limited supply

Building restrictions across the Pityusic Islands — Formentera and Ibiza — place tight controls on new development, particularly in rural areas. As a result, the number of properties available for sale does not increase significantly from one year to the next.

When a property is sold, it is rarely replaced by an equivalent new listing. Homes for sale are limited in number and, as several sources have noted, they “rarely remain for long” on the market.

Sustained international demand

Formentera has attracted international buyers for decades — German and British purchasers in earlier years, followed by strong growth in Italian demand more recently — looking for a high-end second home or a property investment with rental potential.

Foreign demand is structurally stronger than local demand and is not necessarily influenced by the same market variables — such as domestic interest rates or economic conditions in the buyer’s home country — that affect national purchasers.

Posidonia and environmental protection: an added value

The Posidonia oceanica meadows — a UNESCO World Heritage feature and one of the oldest and largest living organisms in the Mediterranean — are among the defining elements that make Formentera’s waters unique.

The environmental protection measures associated with this ecosystem further restrict coastal development and reinforce the scarcity of available property. In this context, environmental protection also acts as a factor supporting long-term real estate value.

Property Price Trends: Historical Performance and Outlook

The Formentera property market has shown an almost uninterrupted upward trend over the past decade. The only documented exception was 2023, when prices fell by 10% compared with the peak reached at the end of 2022.

Many market observers regarded this decline as a natural correction following several years of accelerated growth. The adjustment was quickly absorbed in 2024, when the market rebounded by 19.8%.

The combination of structural factors supporting the market — physically limited supply, international demand, environmental protection and the absence of significant new development — remains unchanged.

This does not amount to a forecast of future property prices, which cannot be predicted with certainty, but it does provide important context for understanding why industry observers describe Formentera as a market with “one of the highest capital appreciation potentials in Europe”.
